MINUTES OF MEETING
DECEMBER 4, 1997
PRESENT: Chairman Tracy Scott, Dave Bickert, Ted Bailey, Ron Lesieur, Paul Adams, Harold Arey, Jeff Andrews, Stanley Brehm and Secretary Andrea Deachman
Chairman Scott called the meeting to order at 7:02pm and requested the Board review the minutes of November 6, 1997.
Motion was made to accept the minutes with one minor change.

DISCUSSION: IMPACT FEES
TOWN OF CHICHESTER
Discussion was based on handouts and changes were made.
Public Hearing will be set for January 8, 1998.

Lot Line Adjustment
Map 6, Lots 20 & 21
Canterbury Rd.
Mr. Webb Stout registered land surveyor representing Mr. Nolin presented the Board with plans for the Lot Line Adjustment. The plan states this is a minor subdivision.
Motion was made to approve the lot line adjustment.
Arey/Bailey
Motion was withdrawn because of minor adjustments to the plan.
Plan needs well protection area on it and minor subdivision needs to be changed to read lot line adjustment.

DISCUSSION: Rob Court/Norman Fauteux
ATL, Inc. Bought Phelps
Multi-use
Map 4, Lot 155C, Cross Rd.
Mr. Court came to find out what Mr. Fauteux needs to do to make this property multi-use business with up to four (4) businesses working from this location.
Site review will be required, because of the change of use.
Highway District #5 should be notified, because of the increase in traffic flow.
Preliminary Hearing set for January 8,1998
DISCUSSION: Dot & Ernie Tepper
Retail Sales
Map 4, Lot 1-1, Main St.
Mr. Tepper would like to sell plants from the property.
Farm stands do not require permits.
DISCUSSION: Jon & Emiko Conway
Multi - use
Map 4, Lot 34, Dover Rd.
Discussion was whether or not the Conway’s need a recordable mylar.
Because the property will have a change of use a site review is needed and therefore a mylar is needed to record at the Registry of Deeds.
The Conways will do some further investigation and get back to the Board.

Question & Answers
The Board made changes to the Impact Primer and Impact Fee Ordinance.

BUDGET
After discussion of what may happen next year the Board is requesting $2,500 plus Central NH Regional Planning Comm. at $1,800.00 Bring the requested budget to $4,300.

Under G Page 6 of Zoning add vehicle sales.
Under F. Home Occupations #1 add to sentence Shall only be allowed...
These need to go on the ballot.
